Ad valorem taxes, more commonly known as property taxes, are levied and used to fund City operations and maintenance.
2024 MILTON PROPERTY TAX GUIDE
When you call the Police or Fire department, play in a park, or eat at an inspected restaurant, you are using services paid for by your City property taxes. Your taxes also pay for services to oversee development, protect water and air from pollution, repair and build roads, and much more. Property taxes are the largest source of revenue to fund these services that you count on every day.
All real estate and personal property is taxable unless exempted by law. Real property is land and generally anything that is affixed to the land. Personal property is everything not considered real property and usually consists of inventory and fixtures used in conducting business.
The basis for ad valorem taxation is the fair market value of the property. The tax is levied on the assessed value of the property which, by law, is established at 40% of the fair market value. Paying your taxes online
City of Milton property tax bills are mailed out in October, then due sometime in December. (For 2024, the due date is December 18.) If you're paying online, please read the important instructions below first.
Instructions: Key in parcel number, making sure to insert a space after the first two digits and before the first dash; key in only parcel number if known. Do not fill out any of the other fields. If you do not have a parcel number, key in the last name in field titled "Owner Name," then click search. Then locate your property from the presented list and go from there.
Click here to pay your taxes online. Note that this site is for City taxes only. For Fulton County taxes, you'll need to contact the Fulton County Tax Commissioner's Office at 404-730-4000. There is a 3% service fee for all payments made by credit card. There is a $1.75 service charge for all e-checks. Residents may also pay their taxes in-person at City Hall, located at 2006 Heritage Walk, Milton, GA 30004.
Different millage rates and property rates
Residents pay property taxes to various entities, not just the City of Milton. For the 2024 tax year, 15% of what Milton property owners paid went to the City, 31% to Fulton County government, and 54% to Fulton County Schools.

Possible exemptions
• Basic Homestead Exemption of $15,000 off the assessed value of your tax bill for maintenance and operating purposes. (Applied for through Fulton County.)
• Floating Homestead Exemption is an exemption for maintenance and operations purposes in an amount by which the current year assessed value exceeds the “adjusted base year value.” The adjusted base year value is the value in the year preceding the year in which the exemption was granted, plus (a) the lesser of (i) 3% or the inflation rate and (b) any improvements made after the base year. • Senior Exemption of $25,000 for homeowners who are age 65 or older before Jan. 1 of the year for which the application is submitted. There is no income requirement, and the exemption applies for both maintenance and operating as well as general obligation bond purposes. (Applied through the City of Milton)
• Full Value Exemption is available to disabled residents and residents 70 or older on or before Jan. 1 of the year in which the application for exemption is submitted for maintenance and operating and general obligation bond purposes. Certain income qualifications apply for residents 70 or older -- specifically, a $100,000 annual income threshold. (Applied for through the City of Milton)
• Disability Exemption is also a full-value exemption. To qualify, a resident must have their disability certified by a Georgia medical physician and provide documentation, like a driver's license, to verify their Milton address. They also must meet an income requirement for themselves and their spouse (if applicable) tied to the annual Social Security benefit, which is $91,728 for 2024. There is no age requirement. • Veteran's Exemption is an exemption set annually by the U.S. Veterans Administration. Homeowners who are disabled veterans must apply through Fulton County for this exemption. Once approved by Fulton County, there is nothing further you have to do with the City of Milton.
