Planning staff is primarily responsible for administering the Zoning Ordinance, Subdivision Regulations and applicable sections of the Milton Code of Ordinances. Responsibilities include processing requests for rezonings , zoning modifications, use permits, variances, Design Review Board submittals, review of Form Based Code requirements for architecture, sign permitting and business license review for zoning.

In addition, this area of the Community Development Department works closely with land development, and permitting and inspections to address the many aspects of the plan review process.

The routine functions of the Zoning division include but are not limited to the following:

Taking public inquiries regarding zoning, special uses, development regulations, master plans and land use
Reviewing plans for compliance with zoning and other requirements
Issuing zoning certification letters
Issuing temporary use approvals
Preparing staff analysis for public hearing applications
Preparing public hearing information and/or packets for the Planning Commission, Board of Zoning Appeals, Design Review Board and City Council
Preparing legal ads, posting signage at properties and mailing notices for public hearings
Preparing action reports from board and commission meetings

Zoning Certification Application (via Milton CityView Web Portal)
To obtain a Zoning Certification Letter, you must submit your property address as well as the Tax Parcel ID. Once you fill out the application via the Milton CityView Web Portal, you must submit payment of $30, which can be paid via portal or in person at City Hall.

Yes, in many cases. Contact the Community Development Department for zoning information or the Finance Department for property tax information at 678-242-2500.

Applicants must first contact the Zoning Manager Robyn MacDonald for a pre-application review appointment prior to submitting the application.
How do I obtain a Zoning Certification Letter?

Zoning Certification Letters are issued for $30. The requester must provide two forms of property identification including legal description of property, property address, tax parcel ID or survey to the Zoning Technician.
What is a Variance and who can I submit a Variance to?

A variance applicant requests relief from the standards of the zoning ordinance except relief from use, minimum lot area, or minimum lot frontage. Any person may submit an application to the Board of Zoning Appeals for a variance from the provision of the Milton Zoning Ordinance.
